Overlooking the condition of any window throughout the home can lead to an inconvience of repairs, an unwanted repair bill, and a loss of energy resulting in a higher energy bill.

The window in the picture shown to the left is an example of extreme condensation build-up.  When a window seal deteriorates or breaks and is left unrepaired costly damage may be the result.

Weatherstripping should be present at all moveable joints.  Replace any weatherstripping that may be worn or broken.  To prevent injury, repair broken springs and sash cords.  Take special caution with peeling paint on older windows for there could be a lead hazard.


A good foundation is key when it comes to a lasting structure.  It is known that foundation repair is not an inexpensive endeavor.  You do not have to be a home inspector to take a look at your home's drainage. 

Down spouts should be placed so that water drains away from the foundation.  Gutter extensions can also be used to help guide the water away from the house.  Keeping gutters clear of debris and fixing damaged areas can make a world of difference.

Look for standing water after it has been raining.  Backfill can be used to build up the grading  to ensure proper drainage.

 


LEFT:  Improper drainage from upper roof and lack of ability to dry properly has caused this roof to grow moss.

RIGHT:   Damaged rafters in the attic has caused this roof to become wavy which could possibly cause leakage.


Moisture is the leading cause of damage/deterioration at all areas of the home.  Any moisture penetration problems should be repaired immediately. 

Check your ceilings, plumbing pipes, and walls for moisture stains or leakage regularly.

Insure that all guttering systems are clear of debris and connected properly with downspout extenders to promote roof drainage away from the foundation to prevent water entry into the lowest levels.
